I need feedback on this house please!! (Pictures) Anyone?

I am getting ready to put this house on the market for what is a great price in this neighborhood. We are trying to downsize and are tired of being landlords. We have just installed a new water pump for the well, a new water heater, will possibly be putting in new HVAC. The exterior will be repainted a little darker grey, with white trim and black shutters. The carpet is relatively new and is high end. There is newer tile in the kitchen and both bathrooms. New faucets, toilet seats, etc.



I am looking for suggestions to make this home stand out, without putting a ton of money into it. I mean, it is really a good deal already!! Please give honest feedback! Thanks!

The overall condition of the house is pretty good. One thing cannot be changed is the location. I mean if it is located in Silicon Valley, it probably gone already. I don't know the market in NC, but 1300 s.f. house is small with 1 acre land. Will the rent payment cover a mortgage of $1300? Plus maintenance fee, property tax, etc. Base on the condition of the house, I may think about it. In reality, "NO" cos' it's too far from where I live.I need feedback on this house please!! I like it..I would buy it in a minute and live in it if it was here in NJ where you cant get a dog house for that price..As an investor i would be curious to know what kind of rent you can get and the taxes so I could crunch the numbers..Looks well maintained---nice colors the way it is----I think black shutters will kill it though---and that red dining room is a bit much for me--you might want to bring that a bit more neutral--and I noticed and like the crown molding.
